At TAD ONE, we’re passionate about bringing properties back to life, and our latest project on St Pauls Road in Clifton, Bristol, was no exception. What was once a rundown dentist surgery, tucked within this historic Georgian quarter, is now a charming two-bedroom maisonette with a rear courtyard, garden, and two parking spaces. Here’s how we did it.
Purchased at Auction: A Vision for Revival
When we first stepped into the property, it was clear that time had taken its toll. Despite the faded walls and outdated layout, we saw immense potential in this 1830s building. Purchased at auction from Maggs & Allen, our goal was to restore the home’s original character while integrating modern, high-end finishes to create a beautiful, functional space.
A New Heart: The Shaker Kitchen
The kitchen is the heart of any home, so we installed a stunning new Shaker-style kitchen, paired with elegant quartz worktops. The design complements the period features of the property, while providing the durability and quality that modern living demands.
A Bathroom Fit for the Era
The main bathroom was completely transformed, now featuring a stylish P-shaped bath with metro tiles and a sympathetically chosen suite to reflect the building’s Georgian heritage. We wanted to balance the charm of the 1830s with a contemporary twist, creating a sanctuary for relaxation.
Enhancing Bedroom Two with an En-Suite
To add further value and convenience, we created an en-suite in the second bedroom. This additional bathroom not only improves the functionality of the home but adds a luxurious touch that appeals to modern buyers.
Rewiring, Replumbing, and Restoring History
The property underwent a full rewire and re-plumbing, ensuring it was fit for contemporary standards. Alongside this, we meticulously restored historic details such as the Georgian skirting boards and cornicing, keeping the integrity of the building’s heritage intact.
Flooring and Carpeting Throughout
We laid fresh carpets and flooring throughout the home, enhancing both comfort and aesthetics. Every element was chosen to reflect the Georgian style, while ensuring the home is practical for everyday living.
Outdoor Living Spaces
The rear courtyard, with newly laid decking, provides a perfect outdoor retreat. The garden has also been revived, adding to the appeal of this maisonette as a private, peaceful home in the heart of Clifton. The two/three parking spaces to the front offered the new owners a rare opportunity for off street parking in the area.
Modern Finishes with a Classic Twist
To add a touch of modern luxury, we opted for brushed chrome sockets and switches throughout the property. These small details elevate the finish and add extra value to the overall renovation.
Triple column radiators were added to maximise heat output whilst offering a sense of luxury to the property.
Windows Restored to Perfection
Every window, along with original shutters, was restored. This careful attention to detail not only enhances the property’s curb appeal but also ensures its historic features are preserved for years to come whilst also helping to retain heat.
A New Lease on Life
This project was a true labor of love, and we’re thrilled with the outcome. By blending the old with the new, we’ve transformed this tired dentist surgery into a stunning two-bedroom home that retains its original charm while offering all the modern comforts.
We then enlisted our friends at at Richard Harding, to market and sell the property. We were very pleased to see the property sell within 7 days of listing.
